RERA Complaint in Delhi, Handled by Adv. Bhawna Yadav

If a builder in Delhi has delayed possession, withheld your refund, deviated from sanctioned plans, or failed to deliver what was promised in the agreement for sale, we file and pursue your RERA complaint on your behalf for a single flat fee of ₹8,000 — no hidden add-ons, no second invoice later. You tell us what happened, we tell you honestly what the matter needs, and we take it from there.

Where Your Complaint Actually Goes

Real estate complaints against builders and projects registered in the National Capital Territory are filed before the Real Estate Regulatory Authority, Delhi (Delhi RERA), not before the civil courts. Delhi RERA has original jurisdiction under Section 31 of the Real Estate (Regulation and Development) Act, 2013 to hear complaints on delayed possession, compensation, refund with interest, and structural or quality defects, and it can pass binding directions against the promoter.

Where a matter has already crossed into a civil dispute — say, a builder-buyer agreement dispute that also raises questions the Authority cannot adjudicate, or an appeal from a Delhi RERA order — the appellate route runs through the Real Estate Appellate Tribunal, and any writ or larger civil relief falls within the supervisory and original jurisdiction of the Delhi High Court. For allied recovery or contractual issues that fall outside RERA's remit, matters are listed before the Delhi District Courts — Patiala House, Tis Hazari, Saket, or Rohini, depending on where the cause of action or the defendant's address of business lies. We assess at the outset which forum your facts actually belong in, so you are not filing in the wrong place and losing time.

Jurisdiction note: Delhi RERA has authority over projects registered with it in the NCT of Delhi. If your project is technically situated in an NCR district outside Delhi's municipal limits (parts of Noida, Gurugram, Ghaziabad, Faridabad), the correct authority is that state's RERA instead — UP-RERA or HRERA — and we confirm this before filing so your complaint is not rejected on a technicality.

How We Work With Clients in Delhi

Most of our Delhi clients never need to visit a chamber in person. We work this way:

  • Document collection is digital. Send us the agreement for sale, payment receipts, allotment letter, and any builder correspondence over WhatsApp or email — no need to courier originals for filing.
  • We draft and file the complaint. Adv. Bhawna Yadav and her team prepare the complaint, annexures, and affidavit, and handle the filing with Delhi RERA directly.
  • We appear on hearing dates. Whether the hearing is physical at the Authority's Delhi office or conducted online, we represent you — you are not expected to appear personally unless the Authority specifically requires it.
  • For clients physically in Delhi, we can coordinate a local meeting or courier of hard copies where the Authority insists on originals, without disrupting the remote-first process.

For NRIs and Delhiites Living Abroad

A significant number of Delhi RERA complaints involve buyers who invested from Dubai, the US, the UK, or elsewhere and are now dealing with a stalled or delayed Delhi project from a different time zone. We handle the entire complaint over WhatsApp and email, schedule calls around your hours, and manage the Authority's timelines so you are not tracking hearing dates yourself. A power of attorney or authorization letter, where needed for filing or representation, is something we guide you through without requiring you to be physically present in India.

Why Clients in Delhi Choose Us

Your complaint is handled personally by Adv. Bhawna Yadav, a solo practising advocate enrolled with the Bar Council of Madhya Pradesh, not passed between juniors or call-center staff. We quote one flat fee for the RERA complaint, we do not upsell additional "packages" mid-way, and we communicate in English or Hindi, whichever you're comfortable with. If your matter turns out to need more than a standard complaint — say, an appeal or a separate civil suit — we will tell you plainly before any additional work begins.

Frequently asked questions

How much does it cost to file a RERA complaint against a builder?

Our fee is a flat 8000 rupees, agreed in writing before we begin. It covers reading your file, drafting the complaint, filing it before your State RERA Authority, and appearing at the first hearing. There is no hourly billing, and only further hearings, if the Authority needs them, are quoted to you in advance.

Can you file my RERA complaint if I live in another city or abroad?

Yes. RERA complaints are filed before the Authority of the State where your project is located, and we work with clients across India and file before the correct State Authority for your project. You do not need to be in the same city as us. We handle documents digitally and keep you updated wherever you are, including if you are an NRI.

Can the complaint and hearing be handled in English or Hindi?

Yes. We draft, explain and correspond in English or Hindi, whichever you are comfortable with. You will always understand exactly what has been filed and what happens next, in plain language.

What can I claim in a RERA complaint against my builder?

Depending on your facts, you can seek possession with interest for the delayed period, a full refund of what you paid together with interest, or a remedy for false and misleading promises. We read your file first and tell you honestly which reliefs fit your matter before we draft anything.

My builder keeps delaying possession. Do I have a case under RERA?

If your agreement promised possession by a date that has now passed and the flat is not ready, you generally have a strong claim. The Real Estate (Regulation and Development) Act, 2016 lets you insist on possession with interest for the delay, or step out of the project and recover your money with interest. Send us the agreement and we will assess it honestly.

What if my builder offers a refund but refuses to pay interest?

This is common. Builders often agree to return the principal while quietly dropping the interest or stretching repayment over an open-ended schedule. Under the Act your money being locked up entitles you to interest, and we make sure that claim is on the record and argued, not waived.

How long does a RERA complaint take?

We aim to draft and file within one to two weeks of receiving your complete documents. After that, the hearing timeline depends on your State Authority's list. RERA was designed as a faster, buyer-friendly forum than an ordinary civil court, and we keep your matter moving and keep you informed.
