RERA Complaint (Builder Dispute) in Ahmedabad

We file your RERA complaint against a builder for delayed possession, refund with interest, or false promises for a flat professional fee of 8000 rupees, covering drafting, filing and your first hearing, handled personally by Adv. Bhawna Yadav and her team.

RERA Complaint in Ahmedabad

If a builder in Ahmedabad has delayed possession, changed the sanctioned plan, or refused to return your booking amount, Adv. Bhawna Yadav and her team file and pursue your RERA complaint for a flat fee of ₹8,000 — one number, no hidden add-ons.

Where this is actually heard

Ahmedabad's real estate matters are not decided by a civil court in the first instance — they go before the Gujarat Real Estate Regulatory Authority (GujRERA). Most Ahmedabad projects are registered with GujRERA, and complaints against the promoter, the allottee's grievance about delayed handover, or a refund-with-interest claim under Section 18 are filed there. We identify the project's GujRERA registration number, confirm the correct bench, and draft the complaint to match the facts of your booking — Section 18 for delay and refund, Section 31 for any other promoter default.

If the matter later needs to move beyond the Authority — an appeal, or a civil remedy the Authority cannot grant — the jurisdictional forum is the Gujarat High Court, and for any connected civil suit, the City Civil & Sessions Court, Ahmedabad. We tell clients upfront which forum their specific grievance belongs in rather than filing in the wrong place and losing time.

Jurisdiction that actually matters

GujRERA's jurisdiction turns on where the project is located, not where you currently live. A flat booked in Ahmedabad — Bopal, Shela, Gota, SG Highway, Maninagar, or anywhere within the Ahmedabad Urban Development Authority or municipal limits — falls under GujRERA regardless of whether you now live in Ahmedabad, elsewhere in India, or abroad. We verify the project's registration and RERA jurisdiction before drafting, so the complaint isn't returned on a technicality.

How we work with Ahmedabad clients

Most of our RERA clients never need to visit our chamber in Bhopal, and they don't need to be physically present in Ahmedabad either:

  • Everything moves on WhatsApp — the booking agreement, payment receipts, allotment letter, and builder correspondence are collected digitally; nothing needs to be couriered or hand-delivered.
  • We draft and file the complaint before GujRERA and represent you at hearings; you are briefed before each date and do not need to attend in person unless GujRERA specifically requires it.
  • NRIs and Ahmedabad-origin families settled abroad — Gujarat has one of India's largest NRI diasporas, and a large share of our GujRERA complaints come from clients now in the US, UK, or Gulf who booked a flat in Ahmedabad years ago. We handle the entire complaint over calls and WhatsApp across time zones, with digitally signed documents where the Authority permits it.
  • Local presence when it's needed — for any step that genuinely requires physical filing or appearance at the GujRERA bench, we handle it directly; you are not asked to find a "local associate."

Why clients choose us

Adv. Bhawna Yadav personally reviews every Ahmedabad RERA matter before it is filed — this is not handed off to a junior with no oversight. We quote the flat fee once, at the outset, after actually reading your documents, and we tell you honestly if your case needs more than a straightforward Section 18 complaint. There is no separate charge added later, no "processing fee," and no pressure to buy additional services you don't need. Communication is available in English or Hindi, whichever is easier for you, and every update is documented in writing so you always know where your complaint stands.

Frequently asked questions

How much does it cost to file a RERA complaint against a builder?

Our fee is a flat 8000 rupees, agreed in writing before we begin. It covers reading your file, drafting the complaint, filing it before your State RERA Authority, and appearing at the first hearing. There is no hourly billing, and only further hearings, if the Authority needs them, are quoted to you in advance.

Can you file my RERA complaint if I live in another city or abroad?

Yes. RERA complaints are filed before the Authority of the State where your project is located, and we work with clients across India and file before the correct State Authority for your project. You do not need to be in the same city as us. We handle documents digitally and keep you updated wherever you are, including if you are an NRI.

Can the complaint and hearing be handled in English or Hindi?

Yes. We draft, explain and correspond in English or Hindi, whichever you are comfortable with. You will always understand exactly what has been filed and what happens next, in plain language.

What can I claim in a RERA complaint against my builder?

Depending on your facts, you can seek possession with interest for the delayed period, a full refund of what you paid together with interest, or a remedy for false and misleading promises. We read your file first and tell you honestly which reliefs fit your matter before we draft anything.

My builder keeps delaying possession. Do I have a case under RERA?

If your agreement promised possession by a date that has now passed and the flat is not ready, you generally have a strong claim. The Real Estate (Regulation and Development) Act, 2016 lets you insist on possession with interest for the delay, or step out of the project and recover your money with interest. Send us the agreement and we will assess it honestly.

What if my builder offers a refund but refuses to pay interest?

This is common. Builders often agree to return the principal while quietly dropping the interest or stretching repayment over an open-ended schedule. Under the Act your money being locked up entitles you to interest, and we make sure that claim is on the record and argued, not waived.

How long does a RERA complaint take?

We aim to draft and file within one to two weeks of receiving your complete documents. After that, the hearing timeline depends on your State Authority's list. RERA was designed as a faster, buyer-friendly forum than an ordinary civil court, and we keep your matter moving and keep you informed.
