Property Registration (Sale Deed) in Vadodara
End-to-end sale deed and property registration at a flat ₹6,000 by Adv. Bhawna Yadav and her team — deed preparation, the registration appointment, an advocate present with you, and your registered deed delivered.
Property Registration (Sale Deed) in Vadodara
If you are buying or selling property in Vadodara, we at LawLand handle your Sale Deed registration end to end for a single flat fee of ₹6,000. Adv. Bhawna Yadav and her team draft the deed, verify title documents, coordinate with both parties, and get the deed registered — no separate charges layered on top, and no fee that changes mid-way once we have seen your documents.
Where this is registered
Sale deeds for property in Vadodara are registered before the Sub-Registrar of Assurances having jurisdiction over the area where the property is situated — Vadodara has multiple sub-registrar offices covering different talukas and zones of the city (including areas like Alkapuri, Gotri, Makarpura, Waghodia Road and the peripheral GIDC belts), and the correct office is decided purely by the property's location, not by where the buyer or seller resides. We identify the correct sub-registrar office for your specific property before we begin, so there is no confusion or a wasted trip on registration day.
If the transaction later leads to a dispute — over title, possession, or a builder's obligations under a project registered with GujRERA — the matter would fall within the civil jurisdiction of the District & Sessions Court, Vadodara, with any constitutional or appellate matters going to the Gujarat High Court. For a straightforward sale deed, though, our job is to get you through registration cleanly so that stage is never reached.
For any residential unit in an under-construction or newly launched project, we also check the project's GujRERA registration status as part of our document review — this protects you at the registration stage itself, without adding to what you pay us.
How we work with clients in Vadodara
Most of our Vadodara clients never need to visit our chamber. We work this way:
- Documents digitally — send us scanned copies of the title chain, previous sale deed, property card / 7-12 or city survey record, ID and PAN details over WhatsApp or email, and we do the drafting and due diligence remotely.
- We appear at the sub-registrar office — our team physically attends the registration at the correct Vadodara sub-registrar office, handles biometric formalities coordination, and manages the process on the day so you or your family member only needs to be present for the essential steps (or we guide you precisely on what's required in person).
- Vadodara residents and non-residents alike — whether you live in the city, elsewhere in Gujarat, or are an NRI based in the UK, US, Gulf, or elsewhere with property or family in Vadodara, we structure the registration around your availability, including coordinating Power of Attorney execution where a client cannot be physically present.
- One point of contact throughout — you deal directly with Adv. Bhawna Yadav's team, not a rotating desk, from the first document review to the final registered deed copy reaching you.
Why clients in Vadodara choose us
Adv. Bhawna Yadav is a practising advocate enrolled with the Bar Council of Madhya Pradesh, and her team takes on Vadodara property registrations with the same discipline as any other city matter: one clearly stated flat fee of ₹6,000, told to you honestly after we look at your specific documents — not a low quote that grows once work begins. We do not push additional paid services; if your matter genuinely needs something beyond registration, we say so plainly rather than selling it. Communication is available in English or Hindi, on WhatsApp, by phone, or by email, at whatever pace suits a buyer or seller managing this from Vadodara or from abroad.

Frequently asked questions
What does the flat ₹6,000 cover?
It is our single flat professional fee for handling the sale deed registration end to end — preparing or reviewing the deed, arranging the registration appointment, our advocate being present through the formalities, and delivering your registered deed. It is agreed with you in writing before we begin, and we do not bill by the hour.
Is registering a sale deed compulsory?
Yes. Under the Registration Act, 1908, the sale of immovable property must be registered to be valid and enforceable. Until the sale deed is registered, ownership does not pass to you in the eyes of the law, no matter what else has been signed or paid. Registration is what makes you the recognised owner on the record.
Will your fee change once the work starts?
No. Our professional fee is a single flat ₹6,000, agreed in writing before we start. We do not add to it as the matter goes along, and we do not invent extra steps to inflate a bill. If your transaction is straightforward, you pay the flat fee for the work described and nothing more from us.
Do I have to be present in person to register?
Ordinarily the parties attend the registration, and our advocate is present with you when you do. If you cannot attend — for example because you live abroad — the common route is a power of attorney authorising someone you trust to act for you, and we handle the registration through that authority.
Can you handle registration if I am an NRI or living abroad?
Yes. We regularly act for NRIs and overseas clients who are buying or transferring property in India. The practical route is usually a power of attorney: you authorise a trusted representative, and we manage the deed and the registration on the ground so your transaction completes while you stay where you are.
Which states do you cover?
We handle sale deed registration for clients across India, wherever the property is located. The core registration law is national, and we apply it alongside the land and revenue records of the state where your property sits, at the same flat ₹6,000.
Can the deed and the process be handled in English or Hindi?
Yes. We work in English or Hindi, whichever you are comfortable with, and we keep you informed in plain language throughout. Nothing important about your own property should be lost in translation.
