Property Registration (Sale Deed) in Pune — Handled End-to-End for ₹6,000 Flat
If you are buying or selling residential or commercial property in Pune — whether in Shivajinagar, Kothrud, Baner, Hadapsar, Hinjawadi, Kharadi, or the newer PCMC-adjacent pockets — Adv. Bhawna Yadav and her team manage your sale deed registration for one flat fee of ₹6,000. That fee covers our full professional involvement: drafting or vetting the sale deed, title verification, coordinating the registration appointment, and appearing with you (or on your behalf, where permitted) before the concerned Sub-Registrar office in Pune. We do not add anything on top, and we do not upsell services you don't need — if your transaction is straightforward, we say so upfront.
Where This Is Actually Registered
Sale deeds for property located in Pune are registered before the jurisdictional Sub-Registrar of Assurances office covering the specific taluka or zone where the property sits — Pune has multiple Sub-Registrar offices (Haveli, Pune City, and others depending on the locality), and the correct office is determined strictly by where the property is situated, not by the buyer's or seller's residence. We identify the correct sub-registrar jurisdiction for your specific property before we begin, so there is no confusion or misfiling at the counter.
If the registered sale deed is later disputed — over title, possession, or a breach of the underlying sale agreement — the matter falls within the civil jurisdiction of the District & Sessions Court, Pune (Shivajinagar), and we represent clients there as well. For projects that are RERA-registered, compliance and any promoter-related grievances fall under MahaRERA, and we factor this into our due diligence when the property is part of a registered development — checking the RERA registration status of the project is part of our standard title-and-compliance review for apartment and under-construction purchases in Pune.
How We Work With Clients in Pune
Most of our Pune clients never need to visit our chamber in person. Our process is built to run remotely and on-the-ground together:
- Documents digital — you share title papers, ID proof, and property documents over WhatsApp or email; we review, flag issues, and prepare the deed without requiring physical handover of paper unless the registration process itself demands originals.
- We handle the filing — we coordinate the Sub-Registrar appointment, prepare the deed for execution, and are present at registration to manage the process professionally on your behalf.
- On-the-ground when needed — for site-specific verification, encumbrance checks at the local sub-registrar, or in-person execution, we or our associates are available in Pune itself; you are not left coordinating local logistics alone.
We regularly assist NRIs and people originally from Pune now living abroad — in the US, UK, Gulf, Australia, and elsewhere — who are buying or selling property back home. We work across time zones over WhatsApp calls, manage Power of Attorney formalities where required, and keep you updated at every stage so a property transaction in Pune does not require you to fly back for routine steps.
Why Clients Choose Us
You deal directly with Adv. Bhawna Yadav, a practicing advocate enrolled with the Bar Council of Madhya Pradesh, not a call-center intermediary or a portal. We quote one flat fee — ₹6,000 for this service — and tell you honestly what your specific transaction requires, whether that's a simple registration or additional title clearance work. Communication happens in English or Hindi, whichever you're comfortable with, and every step from document review to the day of registration is something we walk you through directly, not something you're left to figure out on your own.

Frequently asked questions
What does the flat ₹6,000 cover?
It is our single flat professional fee for handling the sale deed registration end to end — preparing or reviewing the deed, arranging the registration appointment, our advocate being present through the formalities, and delivering your registered deed. It is agreed with you in writing before we begin, and we do not bill by the hour.
Is registering a sale deed compulsory?
Yes. Under the Registration Act, 1908, the sale of immovable property must be registered to be valid and enforceable. Until the sale deed is registered, ownership does not pass to you in the eyes of the law, no matter what else has been signed or paid. Registration is what makes you the recognised owner on the record.
Will your fee change once the work starts?
No. Our professional fee is a single flat ₹6,000, agreed in writing before we start. We do not add to it as the matter goes along, and we do not invent extra steps to inflate a bill. If your transaction is straightforward, you pay the flat fee for the work described and nothing more from us.
Do I have to be present in person to register?
Ordinarily the parties attend the registration, and our advocate is present with you when you do. If you cannot attend — for example because you live abroad — the common route is a power of attorney authorising someone you trust to act for you, and we handle the registration through that authority.
Can you handle registration if I am an NRI or living abroad?
Yes. We regularly act for NRIs and overseas clients who are buying or transferring property in India. The practical route is usually a power of attorney: you authorise a trusted representative, and we manage the deed and the registration on the ground so your transaction completes while you stay where you are.
Which states do you cover?
We handle sale deed registration for clients across India, wherever the property is located. The core registration law is national, and we apply it alongside the land and revenue records of the state where your property sits, at the same flat ₹6,000.
Can the deed and the process be handled in English or Hindi?
Yes. We work in English or Hindi, whichever you are comfortable with, and we keep you informed in plain language throughout. Nothing important about your own property should be lost in translation.
