Property Registration (Sale Deed) in Kolkata

End-to-end sale deed and property registration at a flat ₹6,000 by Adv. Bhawna Yadav and her team — deed preparation, the registration appointment, an advocate present with you, and your registered deed delivered.

Property Registration (Sale Deed) in Kolkata

If you are buying or selling residential or commercial property anywhere in Kolkata — from Salt Lake and Park Street to New Town, Behala, or Garia — Adv. Bhawna Yadav and her team handle your Sale Deed registration for a single flat fee of ₹6,000. That fee covers our full involvement: deed drafting, document vetting, appointment coordination with the Sub-Registrar, and our presence at the registration itself. We do not add anything on top of it, and we do not treat it as a starting quote that grows once we begin.

Where this is actually done in Kolkata

Sale Deeds for property inside Kolkata are registered before the Sub-Registrar of Assurances having territorial jurisdiction over the property's location — Kolkata has several Sub-Registrar offices, and which one applies depends on the ward or registration sub-district the property falls in (for instance, properties in the older parts of the city near Bowbazar or Park Street fall under a different office than New Town or Rajarhat). We first confirm the correct sub-registry for your specific address before drafting anything, so there is no risk of presenting the deed at the wrong counter.

If a registration dispute or a title question later needs to go before a civil court, the matter is heard depending on pecuniary and territorial jurisdiction at the City Civil Court, Kolkata or, for property outside the city limits proper but within the district, the Alipore Judges Court. Any appeal from these forums lies to the Calcutta High Court, which has supervisory and appellate jurisdiction over all civil matters originating in Kolkata. Where the property is a flat or unit in a promoter project, we also check whether the transaction touches disclosures or obligations governed by WBRERA, and factor that into the deed and the pre-registration checklist.

How we work with Kolkata clients

Most of our clients never need to visit our chamber. We handle the entire process remotely, and appear physically only where the law requires a party or an advocate on record at the Sub-Registrar's office:

  • Documents — sale agreement, prior title deeds, property tax receipts, identity proofs — are collected digitally over WhatsApp or email.
  • Draft Sale Deeds are shared for your review before we finalise anything, in English or Hindi as you prefer.
  • We coordinate the Sub-Registrar appointment and manage the sequence of steps on the day of registration, so you know exactly when your presence (or your Power of Attorney holder's) is needed.
  • For NRIs and Kolkata-origin clients living abroad, we structure the process around Power of Attorney and video-call verification wherever the Sub-Registrar's office permits it, so a trip back to India is not always necessary. Where physical presence of the executant is unavoidable, we tell you that plainly upfront rather than after you have already engaged us.

Why clients in Kolkata choose us

You deal directly with Adv. Bhawna Yadav, not a call-centre intake team or a rotating panel of unnamed lawyers — she and her team see your Sale Deed through from the first document to the registered copy in your hand. We quote one flat fee for what your specific registration needs, communicate honestly if your matter turns out simpler or more complex than the standard case, and never pad the bill with hidden add-ons. Reach us on WhatsApp to start — we respond in English or Hindi, whichever is easier for you.

Frequently asked questions

What does the flat ₹6,000 cover?

It is our single flat professional fee for handling the sale deed registration end to end — preparing or reviewing the deed, arranging the registration appointment, our advocate being present through the formalities, and delivering your registered deed. It is agreed with you in writing before we begin, and we do not bill by the hour.

Is registering a sale deed compulsory?

Yes. Under the Registration Act, 1908, the sale of immovable property must be registered to be valid and enforceable. Until the sale deed is registered, ownership does not pass to you in the eyes of the law, no matter what else has been signed or paid. Registration is what makes you the recognised owner on the record.

Will your fee change once the work starts?

No. Our professional fee is a single flat ₹6,000, agreed in writing before we start. We do not add to it as the matter goes along, and we do not invent extra steps to inflate a bill. If your transaction is straightforward, you pay the flat fee for the work described and nothing more from us.

Do I have to be present in person to register?

Ordinarily the parties attend the registration, and our advocate is present with you when you do. If you cannot attend — for example because you live abroad — the common route is a power of attorney authorising someone you trust to act for you, and we handle the registration through that authority.

Can you handle registration if I am an NRI or living abroad?

Yes. We regularly act for NRIs and overseas clients who are buying or transferring property in India. The practical route is usually a power of attorney: you authorise a trusted representative, and we manage the deed and the registration on the ground so your transaction completes while you stay where you are.

Which states do you cover?

We handle sale deed registration for clients across India, wherever the property is located. The core registration law is national, and we apply it alongside the land and revenue records of the state where your property sits, at the same flat ₹6,000.

Can the deed and the process be handled in English or Hindi?

Yes. We work in English or Hindi, whichever you are comfortable with, and we keep you informed in plain language throughout. Nothing important about your own property should be lost in translation.
