Property Registration (Sale Deed) in Nagpur

End-to-end sale deed and property registration at a flat ₹6,000 by Adv. Bhawna Yadav and her team — deed preparation, the registration appointment, an advocate present with you, and your registered deed delivered.

Property Registration in Nagpur, Handled End to End

Buying or selling property in Nagpur means one thing on the ground: your sale deed has to be drafted correctly and presented for registration before the jurisdictional Sub-Registrar of Assurances. We handle this for clients across Nagpur — from Dharampeth and Civil Lines to Wardha Road, Wathoda and the newer layouts near MIHAN — for a single flat fee of ₹6,000. That fee covers drafting the sale deed, checking the title chain, preparing the document set, coordinating the registration appointment, and being present at the Sub-Registrar's office through execution. We do not add on separately for consultation calls, drafting revisions, or follow-up after registration.

Which Sub-Registrar office applies to your property

Nagpur has multiple Sub-Registrar offices, and jurisdiction is assigned by the location of the property, not by where the buyer or seller resides — a common point of confusion for NRI clients in particular. Before we draft anything, we confirm the correct office for your specific survey number, khasra/plot, or society, because presenting a deed at the wrong Sub-Registrar leads to rejection and lost time. We also cross-check the applicable jurisdiction against Nagpur Municipal Corporation records and, where the property falls under a layout regulated by Nagpur Improvement Trust (NIT) or is otherwise subject to MahaRERA disclosure (in the case of under-construction or recently completed projects), we verify that the RERA registration and promoter disclosures are in order before the sale deed is finalised. If a dispute later needs to be litigated — a title challenge, a possession suit, or an injunction — that matter would go before the District & Sessions Court, Nagpur, or, on appeal, the Bombay High Court, Nagpur Bench. We flag this jurisdictional picture upfront so clients know exactly where their matter sits, even though a straightforward registration itself rarely needs court involvement.

How we work with Nagpur clients — remote or in person

Most of our Nagpur clients never need to visit a physical office before the registration date itself:

  • Documents digital first. Send us scanned copies of the previous title deed, encumbrance certificate, property tax receipts, identity proofs, and (where relevant) the builder-buyer agreement or occupancy certificate over WhatsApp or email. We review these before anything is drafted.
  • Drafting and review over call/WhatsApp. We walk you through the sale deed draft clause by clause before it is finalised — no surprises on registration day.
  • We appear with you at the Sub-Registrar's office. Adv. Bhawna Yadav or a member of her team is present for the execution and registration itself, so you are not navigating the process alone.
  • For sellers and buyers based outside Nagpur, including NRIs, we coordinate power-of-attorney execution where needed, schedule registration around your travel, and keep every step — document checks, drafting, appointment booking — running over WhatsApp so you are not making multiple trips back to the city.

Why clients in Nagpur choose us

You deal directly with Adv. Bhawna Yadav, not a call centre or a rotating team of unnamed executives. We quote the ₹6,000 flat fee once, at the start, and that is what you pay — no upselling into services your transaction does not need, and no last-minute additions once drafting has begun. If your property has a title complication or an unusual chain of ownership that genuinely needs more work, we tell you plainly before proceeding rather than absorbing it silently into scope creep. Communication is available in English or Hindi, whichever you're more comfortable with, and every step — from the first document check to the day you walk out of the Sub-Registrar's office with a registered sale deed — is handled by the same advocate and team from start to finish.

Frequently asked questions

What does the flat ₹6,000 cover?

It is our single flat professional fee for handling the sale deed registration end to end — preparing or reviewing the deed, arranging the registration appointment, our advocate being present through the formalities, and delivering your registered deed. It is agreed with you in writing before we begin, and we do not bill by the hour.

Is registering a sale deed compulsory?

Yes. Under the Registration Act, 1908, the sale of immovable property must be registered to be valid and enforceable. Until the sale deed is registered, ownership does not pass to you in the eyes of the law, no matter what else has been signed or paid. Registration is what makes you the recognised owner on the record.

Will your fee change once the work starts?

No. Our professional fee is a single flat ₹6,000, agreed in writing before we start. We do not add to it as the matter goes along, and we do not invent extra steps to inflate a bill. If your transaction is straightforward, you pay the flat fee for the work described and nothing more from us.

Do I have to be present in person to register?

Ordinarily the parties attend the registration, and our advocate is present with you when you do. If you cannot attend — for example because you live abroad — the common route is a power of attorney authorising someone you trust to act for you, and we handle the registration through that authority.

Can you handle registration if I am an NRI or living abroad?

Yes. We regularly act for NRIs and overseas clients who are buying or transferring property in India. The practical route is usually a power of attorney: you authorise a trusted representative, and we manage the deed and the registration on the ground so your transaction completes while you stay where you are.

Which states do you cover?

We handle sale deed registration for clients across India, wherever the property is located. The core registration law is national, and we apply it alongside the land and revenue records of the state where your property sits, at the same flat ₹6,000.

Can the deed and the process be handled in English or Hindi?

Yes. We work in English or Hindi, whichever you are comfortable with, and we keep you informed in plain language throughout. Nothing important about your own property should be lost in translation.
