Property Registration (Sale Deed) in Indore

End-to-end sale deed and property registration at a flat ₹6,000 by Adv. Bhawna Yadav and her team — deed preparation, the registration appointment, an advocate present with you, and your registered deed delivered.

Property Registration (Sale Deed) in Indore

If you are buying or selling property in Indore, we handle your Sale Deed registration end-to-end for a flat fee of ₹6,000 — drafting, document checks, appointment scheduling, and appearance at the Sub-Registrar office, all under one advocate, Adv. Bhawna Yadav. There is no separate charge for follow-up visits, corrections, or coordination with the other party's counsel.

Where your Sale Deed is registered

In Indore, sale deeds are registered at the office of the Sub-Registrar of Assurances covering the zone in which the property is situated — Indore has multiple Sub-Registrar offices (including those serving areas such as Indore-1, Indore-2, and the peripheral zones around Rau, Mhow Road, and Vijay Nagar) depending on the tehsil and locality of the property. Which office has jurisdiction is decided by the property's location, not by where the buyer or seller resides, so getting the correct Sub-Registrar office right at the outset avoids delay. We confirm the correct jurisdictional office before drafting, so the deed is presented for registration at the right counter the first time.

If a dispute later arises over the sale — title defect, possession, specific performance, or a builder-buyer disagreement — that matter would go before the District & Sessions Court, Indore, and where the transaction involves a registered real estate project, the RERA MP authority has jurisdiction over promoter obligations. Should the transaction ever cross into a High Court matter, the seat with jurisdiction is the Madhya Pradesh High Court, Indore Bench. We flag these forums only so you know where matters escalate; our flat fee covers the registration itself, and if your matter later needs court representation, we tell you plainly rather than adding it silently to the scope.

How we work with clients across Indore

Most of our Indore clients never need to visit our chamber. We work remotely by default:

  • Documents digitally — title papers, ID proofs, previous deeds, and encumbrance records are shared over WhatsApp or email; we review and flag issues before the registration date.
  • Drafting and vetting — the Sale Deed is drafted (or the builder/seller's draft reviewed) by Adv. Bhawna Yadav personally, not a junior, before it goes anywhere near the registration counter.
  • We appear — for the actual registration appointment at the Sub-Registrar office in Indore, our team is present alongside you (or on your behalf where a valid Power of Attorney is in place), so you are not left navigating the counter alone.
  • On-the-ground presence — for buyers and sellers physically in Indore, we coordinate local scheduling directly with the relevant Sub-Registrar office based on property location.

NRIs and clients based outside Indore

A significant share of our Indore property work involves NRIs and people who have moved to Bhopal, other Indian cities, or abroad but still hold or are transacting property in Indore. For these clients we handle document collection, drafting, and coordination entirely over WhatsApp and video calls, and execute the registration through a Power of Attorney holder or a scheduled short visit, whichever suits the client's situation. Distance from Indore is not a barrier to using our flat-fee service.

Why clients in Indore choose us

  • ₹6,000 flat — quoted once, honoured once. If your registration needs additional legal steps beyond a standard sale deed, we say so upfront instead of adding charges later.
  • No upselling — we tell you honestly what your Indore property matter needs, nothing more.

Frequently asked questions

What does the flat ₹6,000 cover?

It is our single flat professional fee for handling the sale deed registration end to end — preparing or reviewing the deed, arranging the registration appointment, our advocate being present through the formalities, and delivering your registered deed. It is agreed with you in writing before we begin, and we do not bill by the hour.

Is registering a sale deed compulsory?

Yes. Under the Registration Act, 1908, the sale of immovable property must be registered to be valid and enforceable. Until the sale deed is registered, ownership does not pass to you in the eyes of the law, no matter what else has been signed or paid. Registration is what makes you the recognised owner on the record.

Will your fee change once the work starts?

No. Our professional fee is a single flat ₹6,000, agreed in writing before we start. We do not add to it as the matter goes along, and we do not invent extra steps to inflate a bill. If your transaction is straightforward, you pay the flat fee for the work described and nothing more from us.

Do I have to be present in person to register?

Ordinarily the parties attend the registration, and our advocate is present with you when you do. If you cannot attend — for example because you live abroad — the common route is a power of attorney authorising someone you trust to act for you, and we handle the registration through that authority.

Can you handle registration if I am an NRI or living abroad?

Yes. We regularly act for NRIs and overseas clients who are buying or transferring property in India. The practical route is usually a power of attorney: you authorise a trusted representative, and we manage the deed and the registration on the ground so your transaction completes while you stay where you are.

Which states do you cover?

We handle sale deed registration for clients across India, wherever the property is located. The core registration law is national, and we apply it alongside the land and revenue records of the state where your property sits, at the same flat ₹6,000.

Can the deed and the process be handled in English or Hindi?

Yes. We work in English or Hindi, whichever you are comfortable with, and we keep you informed in plain language throughout. Nothing important about your own property should be lost in translation.
