Property Registration (Sale Deed) in Guwahati — Handled by Adv. Bhawna Yadav and Her Team

If you are buying or selling a flat, plot, or house in Guwahati, we handle your entire sale deed registration for a flat fee of ₹6,000 — no surprises, no add-ons. We draft the sale deed, verify the title chain, coordinate with the other party's counsel, and stand with you at the registration counter so the transaction closes cleanly and the deed is enforceable from day one.

Where Your Sale Deed Is Registered

In Guwahati, sale deeds are presented and registered before the Sub-Registrar of Assurances having jurisdiction over the property's location — Guwahati falls under sub-registrar offices administered within Kamrup district, and the correct office depends on which mouza or revenue circle the property sits in (Guwahati city proper, Dispur, Jalukbari, or the outer GMC limits each map to a specific sub-registrar). We confirm the correct office for your property before drafting, so you are not sent from one counter to another on registration day.

If the sale deed is later disputed — title defect, possession dispute, or a cancellation suit — such civil matters move to the District & Sessions Court, Kamrup (Guwahati), and any writ or appellate challenge involving the registration authority lies before the Gauhati High Court. We keep this jurisdictional picture in mind while drafting, so the deed holds up if it is ever tested in either forum.

Jurisdiction note: registration jurisdiction in Assam follows the property's physical location, not the buyer's or seller's residence or the bank branch financing the purchase. A property inside GMC limits and one just outside it can fall under different sub-registrar offices even if they are a few kilometres apart — we verify this precisely rather than assume based on the address alone.

How We Work With Clients in Guwahati

Most of our work happens remotely and in parallel with your schedule:

  • Documents digital — you share the sale agreement, prior title documents, encumbrance details, and identity proofs over WhatsApp or email; we do not need repeated in-person visits to draft the deed.
  • We appear at the registration office — our team coordinates the physical registration step in Guwahati, including liaising with the seller/buyer's side, witnesses, and the Sub-Registrar's office, so you are not left navigating counter procedures alone.
  • NRIs and out-of-station clients — a large share of our Guwahati property matters involve people based in Delhi, Bengaluru, the Gulf, or further abroad who are buying ancestral property, an investment flat, or selling inherited land in Assam. We handle power-of-attorney coordination, video-call verification where needed, and keep you updated at each stage without requiring you to fly in.
  • Local property nuances — Guwahati has areas with revenue land, pattadar issues, and RERA-registered projects; where the property falls under an ongoing project, we also check its status with RERA Assam as part of our title verification, so the deed you sign is clean.

Why Clients in Guwahati Choose Us

Adv. Bhawna Yadav personally reviews every sale deed before it is finalised — this is not a template mill. You deal with one advocate and one team throughout, at one flat fee agreed upfront, whether the matter is a straightforward registration or one that needs extra title verification. We do not upsell services you do not need: if your transaction is simple, we tell you so and price it accordingly; if it needs more work, we say that honestly before proceeding, not after. Communication is available in English or Hindi, over WhatsApp or call, whichever is easier for you and, where relevant, for family members assisting from Guwahati while you are away.

Frequently asked questions

What does the flat ₹6,000 cover?

It is our single flat professional fee for handling the sale deed registration end to end — preparing or reviewing the deed, arranging the registration appointment, our advocate being present through the formalities, and delivering your registered deed. It is agreed with you in writing before we begin, and we do not bill by the hour.

Is registering a sale deed compulsory?

Yes. Under the Registration Act, 1908, the sale of immovable property must be registered to be valid and enforceable. Until the sale deed is registered, ownership does not pass to you in the eyes of the law, no matter what else has been signed or paid. Registration is what makes you the recognised owner on the record.

Will your fee change once the work starts?

No. Our professional fee is a single flat ₹6,000, agreed in writing before we start. We do not add to it as the matter goes along, and we do not invent extra steps to inflate a bill. If your transaction is straightforward, you pay the flat fee for the work described and nothing more from us.

Do I have to be present in person to register?

Ordinarily the parties attend the registration, and our advocate is present with you when you do. If you cannot attend — for example because you live abroad — the common route is a power of attorney authorising someone you trust to act for you, and we handle the registration through that authority.

Can you handle registration if I am an NRI or living abroad?

Yes. We regularly act for NRIs and overseas clients who are buying or transferring property in India. The practical route is usually a power of attorney: you authorise a trusted representative, and we manage the deed and the registration on the ground so your transaction completes while you stay where you are.

Which states do you cover?

We handle sale deed registration for clients across India, wherever the property is located. The core registration law is national, and we apply it alongside the land and revenue records of the state where your property sits, at the same flat ₹6,000.

Can the deed and the process be handled in English or Hindi?

Yes. We work in English or Hindi, whichever you are comfortable with, and we keep you informed in plain language throughout. Nothing important about your own property should be lost in translation.
