Gift deed drafting and registration at a flat fee
A gift deed is the legal instrument by which you transfer property you own to another person out of natural love and affection, without any payment in return. Adv. Bhawna Yadav and her team draft and register a complete gift deed at a flat professional fee of ₹4,000, covering the drafting, the acceptance and conditions that make the gift valid, and the registration that makes the transfer legally complete — usually within three to five days, in English or Hindi.
The fee is fixed and agreed in writing before we begin. There is no hourly billing, nothing added later, and no upselling.
What a gift deed is
A gift deed records the voluntary transfer of property — a flat, a house, a plot, a share in a family property, or moveable assets — from a donor to a donee, made freely and without consideration. It is how a parent passes a home to a child, how one spouse transfers a share to the other, how a relative provides for someone they love, all while the giver is alive to see it done and to decide exactly how it is done.
Because there is no money changing hands, people sometimes treat a gift as a casual, family matter that a plain letter or an understanding can settle. It cannot. A gift of immovable property has to be made by a properly drafted deed, accepted by the person receiving it, and registered — and if any of those three things is missing or done loosely, the gift can fail, or worse, be unwound years later by someone with an interest in undoing it. A gift deed done right is a quiet, permanent settlement of who owns what. Done carelessly, it becomes the seed of a family dispute.
Our flat fee and what it covers
Our flat professional fee for drafting and registering a gift deed is ₹4,000. That single fee covers understanding your transfer, drafting the deed around it, building in the acceptance and any conditions you want, registering the deed so the transfer is complete, and delivering your registered document. You agree the fee with us in writing before any work starts, so you know the whole cost of our work from the outset.
We keep our pricing deliberately plain. Unlike firms that quote a low number and then pad the bill as the matter drags on, we tell you one fee up front and we tell you honestly what your transfer actually needs. If your gift is straightforward — and most family gifts are — you pay the flat fee for the work described and nothing more from us. We respect your time and our own effort, and we would rather earn your trust than count every small thing against you.
Who this is for
Gifts of property come up in many family situations, and we handle all of them under the same flat fee.
Parents gifting to children
The most common case: a parent wants to pass a flat, house or plot to a son or daughter during their lifetime, rather than leaving it to a will and the uncertainty that can follow. A gift deed lets them do it now, cleanly, and see it settled while they are still here to settle it.
Gifts between spouses
One spouse transferring a share or a whole property to the other — often to simplify ownership or provide security — is a natural use of a gift deed. We record it so the transfer is complete and cannot be questioned later.
Gifts to parents or siblings
Adult children providing for a parent, or one sibling transferring a share to another, are exactly the transfers a gift deed is made for. We record the relationship and the property precisely so the gift holds.
Gifts of a share in family property
Where you own an undivided share in a jointly held or ancestral property, gifting that share needs the deed to describe exactly what is being given. We make sure what you gift is unmistakably what you intend, and no more.
Gifts to a trust or for a purpose
A gift made to a trust or for a defined charitable or family purpose has its own considerations, and we draft it so the donor's intention is carried faithfully into the deed.
Acceptance, conditions and revocability — what people get wrong
Three features of a gift deed cause almost all the trouble when they are handled loosely, and getting them right is a large part of what you are paying us for.
Acceptance during the donor's lifetime. A gift is not complete simply because the donor signs. The law requires the donee to accept the gift during the lifetime of the donor and while the donor is still capable of giving. If acceptance is missing, or the donee dies before it happens, the gift can be void. We build acceptance into the deed properly, so the transfer is valid from the moment it is made.
Whether the gift can be taken back. A gift, once made and complete, is generally irrevocable — you cannot simply change your mind and reclaim the property later. This is precisely why a gift deed should never be signed casually. There are narrow, lawful ways to attach a condition on which a gift may be suspended or revoked, and there are situations where a gift can be set aside because it was obtained by fraud or undue influence. We explain plainly where you stand, and if you want a lawful condition, we draft it correctly rather than leaving it to an informal promise.
Reserving a life interest or rights. Many donors want to give a property away but keep the right to live in it, or draw its income, for the rest of their lives. That is entirely possible when it is written into the deed properly. We draft these reservations so the gift takes effect but the donor keeps what they meant to keep — a common and reasonable wish that a loose deed simply cannot deliver.
Why registration matters
A gift of immovable property is not complete until the gift deed is registered. Until it is, the property has not legally passed to the donee, whatever has been signed or promised between the family. Registration is what puts the transfer on the public record, gives the donee's ownership legal recognition, and closes the door on anyone later claiming the gift never happened or that the property is still the donor's to deal with.
We handle the registration for you and deliver the registered deed. What you receive is the finished, registered document that proves the transfer — not a draft you are left to complete on your own, and not a promise you have to hope holds.
The cost of getting a gift wrong
A family gift is the transfer people are most tempted to treat informally and most bitterly regret treating informally. A gift that was never properly accepted, never registered, or drafted so vaguely that no one can tell exactly what was given does not announce its defect at the time. It surfaces years later — when the donee tries to sell or mortgage, when other relatives dispute what was intended, or when the transfer is challenged after the donor is gone. By then the goodwill that inspired the gift is often the first casualty.
A properly drafted and registered gift deed forecloses those arguments before they can start. It records who gave what to whom, on what terms, and puts that beyond dispute on the public record. That is what a flat ₹4,000 buys you — not a page of formalities, but a transfer built to hold.

How working with us goes
You tell us who is gifting what to whom, the relationship between you, and anything you want to keep or attach — a right to live in the property, a condition, a share rather than the whole. That is the whole of what we need to begin. We draft the deed around your transfer, not around a template, and send it to you with a plain explanation of what each part does. You read it, ask us anything, and tell us what needs adjusting; we make one round of revisions, register the deed, and deliver your registered document.
You never have to navigate any counter or process yourself — we handle it and describe the outcome to you in plain language. What we hand you at the end is the registered gift deed and a clear understanding of exactly what it does, so the transfer you intended is the transfer that stands.
Available across India, and for NRIs
Property is gifted in every state, and the transfer follows the property. We draft and register gift deeds for property located anywhere in India, adapting the deed to the land records and conventions of the state where the property sits. The fee stays a flat ₹4,000 wherever the property is.
We also work regularly with NRIs and clients abroad who want to gift property in India, or who are receiving a gift here from a relative. A transfer handled from a distance has its own needs — chiefly how the deed is executed and accepted when a party cannot be present — and the common, practical route is a properly drafted power of attorney authorising someone you trust to act for you. We advise you on putting that in place, coordinate with your representative in India, and complete the gift on the ground while you stay where you are. Everything is handled in English or Hindi, whichever you prefer.
Gift deed or a will — choosing the route
Families often ask whether to gift a property now or leave it in a will, and the honest answer is that it depends on what you want. A gift deed transfers the property immediately, during your lifetime, and takes effect the moment it is registered — the matter is settled and you are there to see it settled. A will takes effect only after you are gone and can be changed until then, which keeps your options open but leaves the transfer to be sorted out later. Neither is simply better; they suit different intentions, and we draft whichever fits your situation.
Why clients choose us for a gift deed
You are dealing with a named advocate and her team, not an anonymous drafting desk. You get one flat fee of ₹4,000, agreed in writing, for a gift deed drafted properly and registered fully. And you get our word on no upselling — unlike firms that pad the bill, we quote one fee and tell you honestly what your transfer actually needs. If it genuinely needs more — say, an independent check of the property's title first — we explain why and quote it separately and clearly, rather than folding invented work into a single bill. If it does not, we do not manufacture steps to charge for. We respect your time and our own effort, and we draft the document your family will rely on with the care it deserves.
If you would rather talk it through before deciding, book a consultation and we will point you to exactly what your situation needs. If you want the property's ownership independently checked before you gift it, a title search is the cheapest protection you can buy. And if a will turns out to suit you better, we are glad to draft that instead.
The legal basis
A gift is defined by Section 122 of the Transfer of Property Act, 1882 as the voluntary transfer of property, made without consideration, that must be accepted by the donee during the lifetime of the donor and while the donor is still capable of giving. Under Section 123 of the same Act, a gift of immovable property must be made by a registered instrument signed by the donor and attested by at least two witnesses. Registration itself is governed by the Registration Act, 1908, under which a gift of immovable property must be registered to be effective. The circumstances in which a completed gift may be suspended or revoked are set out in Section 126 of the Transfer of Property Act, 1882. We draft and register your gift deed within this framework, read together with the land and revenue law of the state where the property is located, so that the gift you make is one that holds.

Frequently asked questions
What does the flat ₹4,000 for a gift deed cover?
It is our single flat professional fee for the complete work — understanding your transfer, drafting the gift deed, building in the acceptance and any conditions you want, registering the deed, and delivering your registered document. It is agreed with you in writing before we begin, with no hourly billing and nothing added later.
Does a gift deed have to be registered?
Yes. A gift of immovable property is not complete until the gift deed is registered. Until then, ownership has not legally passed to the person receiving the gift, whatever has been signed or promised. Registration is what puts the transfer on the record and gives the donee's ownership legal recognition, and we handle it as part of the flat fee.
Can a gift deed be cancelled or taken back later?
As a rule, once a gift is complete it is irrevocable — you cannot simply change your mind and reclaim the property. There are narrow, lawful ways to attach a condition on which a gift may be suspended or revoked, and a gift obtained by fraud or undue influence can be set aside. We explain exactly where you stand and, if you want a lawful condition, we draft it properly rather than leaving it as an informal promise.
Does the person receiving the gift have to accept it?
Yes. The law requires the donee to accept the gift during the lifetime of the donor and while the donor is still capable of giving. If acceptance is missing, the gift can fail. We build acceptance into the deed properly, so the transfer is valid from the moment it is made.
Can I gift property to a family member and keep the right to live in it?
Yes. Many donors want to give a property away but keep the right to live in it, or draw its income, for the rest of their lives. That is entirely possible when it is written into the deed as a reserved right. We draft these reservations so the gift takes effect while the donor keeps exactly what they meant to keep.
Can you register a gift deed for property in another state, and for NRIs?
Yes. We draft and register gift deeds for property located anywhere in India, adapting the deed to the land records of the state where the property sits, at the same flat ₹4,000. We also work regularly with NRIs and clients abroad — the usual route is a properly drafted power of attorney authorising someone you trust to act for you, and we complete the gift on the ground while you stay where you are.
Will the deed be in English or Hindi?
Whichever you prefer. We draft in clear English or in Hindi, and we walk you through what each part of the deed means, so you are signing something you actually understand rather than trusting a document on faith. Nothing important about your own property should be lost in translation.
Should I use a gift deed or a will to pass property to my children?
They do different things. A gift deed transfers the property now, during your lifetime, and takes effect immediately once registered. A will only takes effect after you are gone and can be changed until then. A gift settles the matter now and lets you see it done; a will keeps your options open. We help you choose the route that fits your situation and draft whichever you decide on.
